Constructa Builders was founded in 1968 by Mr. Engineer Empie Lembong. He constructed his first house in Jl. Kemang Utara in 1968 (now Galeri Dua Delapan) and since then has expanded his housing portfolio to over 220 homes today. His vision has always been to provide the best housing for expatriates in Jakarta through designing and constructing houses that are in secured compounds; with functional-focused and simplicity mindset and more importantly durable and trouble-free.
Mr. Lembong built his first housing compound in Jl. Mampang Prapatan No. 300 in 1975. The compound contains 10 single storey houses. In year 1978, he finished his second housing compound in Jl. Kemang Timur V No. 30, a compound of 7 houses. Mr. Lembong continued to build housing compounds and some stand-alone homes until today. These 220 homes are fully owned and managed in-house by him and this is one of the very important differences why his company places an extremely heavy focus on maintenance so that his homes are maintained in the best possible condition. His in-house team is dedicated to providing the quickest and most thorough response to all his Tenants.
High quality maintenance service is absolutely critical to his Tenant’s satisfaction during their stay in his houses. His maintenance team of about 50 in-house technicians, covers just about everything inside and outside the house: wiring, plumbing, water pumps, water heaters, door handles, cupboards/wardrobes, faucets, toilets, swimming pool, termite treatment etc. Furthermore, he also provides 24 hours, 7 days a week maintenance service to all Tenants. He provides mobile phone numbers that can be contacted after regular office hours.
He designs and constructs all his houses with his in-house team. He has all the blue-prints of wiring diagrams, plumbing diagrams, and locations of critical things such as septic tank and soak wells which in turn provide great advantage in solving problems. Also, the same technicians who install the plumbing or wiring, pumps or toilets, are the ones who also provide the maintenance/repair services to all Tenants.
Security is another very critical aspect when Expatriates select their homes in Jakarta. His homes are in secured compounds with tight security procedures, in fact stand-alone homes are frequently not considered by major companies such as BP, ConocoPhillips, Schlumberger, Halliburton, and most Embassies. His housing compounds are fully fenced with gated main entrance in which a minimum of two security guards at all times to perform security check procedures to all vehicles going into the compounds. His housing compounds are also equipped with CCTV system that records all activities 24 hours, 7 days a week. From 11 pm to 5 am, his security guard has to patrol, every 30 minutes, to all sections of the compound utilizing a time-clock patrolling system machine.

All of the International Schools (JIS, BIS, Australian School, New Zealand School, Montessori, etc.) are all located in South Jakarta. Undoubtedly, South Jakarta is known as an Expatriate area and therefore, many of the International Associations such AWA (American Woman Ass.), ANZA (Australian-New Zealand Ass.), BWA (British Woman Ass.) etc., are also located in South Jakarta. Not to mention some of the international chain restaurants are also located throughout South Jakarta.
